A quick update about some changes to your Occupation Contract

You may have seen stories in the news about the Renters’ Rights Act. We want to let you know about one specific change that affects you as a Contract Holder with Newydd.

From 1st of June 2026, it will be against the law for landlords to refuse someone a home, or discriminate against them just because they have children or because they receive benefits, such as Universal Credit or Housing Benefit. New clauses will be added to everyone's Occupation Contract from 1st of June confirming these changes, and we will be writing to all Contract Holders individually by 14th of June 2026 to formally notify them. You don't need to do anything with the letter once it arrives except keep it safe with your Occupation Contract. Nothing else changes with your Occupation Contract.

Despite these changes, landlords can still:

  • Check new applicants can afford the rent before they are offered a new home, and get references from previous landlords,

  • Decline to let a home to individuals or families if it genuinely isn’t suitable (for example, because it’s too small or too big or if there are other planning restrictions in place),

  • Have older persons or age designated accommodation that doesn't allow children if the age restriction promotes and supports older persons specific needs or requirements,

  • Have some specific properties or schemes where children are not allowed because of the unsuitable nature of the property or because of the wider services provided at that scheme.
