Physical adaptations
Sometimes tenants’ homes become unsuitable for their changing needs. However, moving is not always the best option and we may be able to carry out adaptations to enable you to continue to enjoy your home.
A physical adaptation is an alteration or additional feature that you need to make it easier for you to use your home and its facilities as fully as possible. It may be as simple as a grab rail fixed near a bath or shower. It could be more complex with the relocation of a toilet or the fitting of a specialist shower or stair lift.
Newydd will consider all requests for aids and adaptations.
Minor adaptation works such as fitting new lever taps, grab rails and half stepped access will be undertaken as part of our service to you. Please contact us on 0303 040 1998.
However, major adaptation works such as fitting level access showers, stair lifts, access ramps or specialist works will require Newydd to apply to the Welsh Government for Physical Adaptation Grant funding. For these cases the following process will take place:
- The tenant contacts the relevant area Occupational Therapist Department and arranges for an Occupational Therapist (OT) to visit the property to complete an assessment of the tenant’s needs and requirements.
- Following this visit, the OT submits a report to Newydd requesting the relevant Physical Adaptation works to the property.
- On receipt of the OT report, the Adaptations Officer will start the applications process. As part of the process, and depending on the types of works requested, a number of visits will need to take place - Adaptations Officer visit, Housing Officer visit, asbestos survey, bathroom survey and specialist equipment surveys. During the Housing Officer visit discussions may take place about a move to an alternative and more suitable property.
- On receipt of the Housing Officer report, asbestos survey, bathroom survey and specialist equipment survey reports the Adaptations Officer will then request a number of contractors (minimum of three) to provide tender quotations for the required works.
Please note some physical adaptation works can be processed on a ‘fast track’ basis if they are below a set limit for certain works. In this scenario, works can be authorised as soon as the winning tender has been chosen. However, if the costs are above the set limit, Newydd must apply for Physical Adaptation Grant funding from the Welsh Government before any works start.
