What does Cadwyn joining Cadarn Housing Group mean for tenants?
As of 1st November 2024, Cadwyn Housing Association has officially joined the Cadarn Housing Group (previously named Newydd Group) alongside Newydd Housing Association. Both Newydd and Cadwyn will operate separately within the Cadarn Housing Group whilst working together through sharing knowledge and resources to better serve our communities.
This partnership is a big step as we celebrate a new milestone in the group’s history as we celebrate our 50th birthday. By collaborating, Cadwyn and Newydd will be stronger financially, allowing us to provide more affordable homes and improve existing properties.
What does this mean for tenants?
There would be very little practical change for you. There would be no transfer of the ownership of your home, no change to the terms of your tenancy as a result of Cadwyn becoming a member of Cadarn Group.
Your landlord and all the services you receive will remain the same. We would like to reassure our customers and residents that our services will continue as usual.
The way in which your rent is set would stay the same and continue to be in line with Welsh Government guidelines.

Both housing associations can share costs, expertise and be more efficient, resulting in better value for money which can be used to improve the services you receive.

To continue investing in developing and improving our property repairs service.
You will be able to access additional initiatives such as furniture recycling, employment and digital support.
There will more opportunities for you to be involved in what we do.
What are the benefits of Cadwyn becoming a subsidiary of Cadarn Group?
By expanding the business, we can share resources and skills and become more efficient, which would release money to invest in our homes and developing services. Adding Cadwyn as a new member of the Cadarn Group will also increase the financial resilience of both organisations and enhance our ability to carry on providing affordable homes, despite this challenging external environment.
Are there any disadvantages associated with Cadwyn becoming a member of the Cadarn Group?
We have looked carefully at the consequences of this and through a process known as due diligence we will ensure that Cadwyn becoming a member of the Group would be of no negative impact to the Cadarn Group and its residents.
Would my landlord/freeholder change?
No, your landlord would remain the same as both organisations would remain as separate legal entities, it is just that Cadwyn would become a member of the Newydd Group. The conditions of your tenancy or lease would not change as a result of the proposed structure, and you would have the same level of rights and protection that you have now.
Would my rent or service charge be affected?
No, the new structure would not affect your rent or service charge. We would continue to review charges every year, as we do at the moment, in line with your current tenancy agreement or lease.
Would there be a change to how I pay?
There will be no change and you would be able to continue to pay as you do now.
Would my repairs, grounds maintenance or cleaning contractors change?
No change will occur as a result of Cadwyn joining the Cadarn Group. However, if after integration of Cadwyn into the Group we are able to make efficiencies for example, we will let you know.
Would I have the same contact at Newydd Housing Association (e.g. my Housing Officer)?
Newydd Housing Association would retain management of your home, services would be delivered in the same way by the same people. As we introduce improvements over time this may change and we’ll make sure you know who any new contacts are.
Would the way I contact you change?
We do not plan on changing Newydd Housing Association or Cadarn Group contact details so these will remain the same.
