New Rules to Protect You From Damp, Mould & Other Hazards
The Welsh Government has introduced new rules to make sure social landlords respond quickly to anything in your home that could affect your health or safety. These rules start 1 April 2026.
What Counts as a Hazard?
A hazard is anything in your home that could harm your health or safety.
This includes things like:
Damp and mould
Very cold or very hot homes
Electrical problems
Leaks or drainage issues
Pests
Fire risks
Carbon monoxide
Structural issues (loose bricks, unsafe stairs)
If you think something might be a hazard, report it straight away.
How Quickly Will Newydd Act?
If the issue could cause immediate harm
Someone will investigate within 24 hours
Repairs or actions to fix the issue will happen within another 24 hours
If it’s serious but not an emergency
Investigation within 10 working days
Fix completed within 5 more working days
If repairs take longer than expected
You will receive a simple written plan within 5 days explaining:
What needs to be done
When it will be completed
Damp & Mould: A Top Priority
Damp and mould can seriously affect your health. Because of this, it must be treated urgently and thoroughly.
We must:
Investigate quickly
Offer temporary solutions (e.g. dehumidifiers)
Complete permanent repairs
You Will Be Kept Informed
We must now:
Listen to your concerns
Treat you with empathy and respect
Consider your individual needs, circumstances, or vulnerabilities
This person‑centred approach is a key part of the new rule.
We Must Publish Our Performance
Every year, your we must publicly share:
How quickly we respond to hazards
How well we are meeting the new rules
This helps make the system more transparent and accountable.
What You Should Do
Report issues as soon as you notice them
Give as much detail as you can
Ask for updates if you haven’t heard back
Let us know if you feel unsafe or vulnerable
